Prevent Damage to Timber Floors

Timber Flooring Perth

Timber floors are very long lasting, the basic structure remaining sound for decades. But the surface of the timber floor, like almost any floor, is prone to superficial damage like scratching and denting.

Any damage suffered by these floors is often repairable. Timber floors can have their surface re-sanded to look like new. But of course it is better to prevent the damage from occurring in the first place.

Children
This tends to be overemphasized, by children’s toys, crayons, permanent markers, dirty shoes and other objects will damage wooden floors. But parents can be vigilant about keeping these things outside the room. Keep toys confined to a child’s room, and protect the floor in that room with a large rug or other soft covering.

Shoes
Tracking dirt into the home will always damage floors, carpets included. If we leave shoes at the door, a practice quite common in some cultures, then we keep the floors cleaner. the prevents damage, and it is more hygienic.

Water
Exposure to moisture for any length of time will cause timber to change shape. A timber floor that has a protective coating has some resilience to this, but no timber floors is completely immune to water damage.

Timber floors should swept or vacuumed clean every few days. They can also be cleaned with a damp mop on a weekly basis. Make sure the floor is immediately dried.

Never use steam mops of timber.

Humidity
The moisture in the air can slowly cause timber floors to change shape. Monitor the humidity levels. Use of air conditioning will keep humidity lower.

Pets
This is a real problem. Dogs and cats have claws that can damage the timber surface.

Have the pet’s claws trimmed.

Some extremely hard timbers are far more resilient to damage. Look for timber with a high Janka rating.

Furniture
This is probably the first thing we should look at when the floor is installed. The legs of furniture will easily scratch and dent timber floors. Use coasters under the legs of all furniture, or put the furniture on a rug.

With some basic precautions a timber floor will last for decades. Timber floors are suitable for any room that is not exposed to water.

Cleaning Wooden Floors

Cleaning Wooden Floors

Timber Flooring Perth

Natural wood has many advantages over other flooring materials. As well as being attractive and low allergen it is also relatively easy to clean.

laminate and engineered flooring are also easy to clean.

Laminate Flooring Perth

Laminate contains no real wood, but replicates the appearance of wood with a photorealistic image.

Engineered Timber Flooring Perth

This uses several layers of real wood that are combined to give the best qualities of each. The top layer is for appearance, often being a fancy and expensive timber. The multiple layers beneath provide stability and strength.

Cleaning

A timber floor, hardwood or engineered, should be swept or vacuumed with a soft attachment every few day. And any spill should be dealt with immediately. If dirt is tracked onto the floor is should also be removed immediately, lest is scratch the floor.

The floor should also be given a wet cleaning about once per week. Sweep or vacuum the floor first, lest any dirt be turned into mud. Remember to remove and clean under any rugs.

Use a damp microfibre mop to clean the wooden floor. Do not let the floor get too wet as this is is bad for the timber, leading to warping.

Use a commercial wood cleaning solution in the water. Or use a small amout of white vinegar in a bucket of warm water.

Move the mop in the direction of the wood-grain. You can use a dry mop or microfibre cloth to dry the floor as you go.

Quality Timber floors are easy to clean and maintain. And they last for decades.

Engineered Timber Flooring Perth

Gaps in Timber Floors

Gaps in Engineered Timber Flooring Perth

Engineered floors are designed to minimize gaps, but no material will eliminate gaps entirely.

Engineered timber planks are comprised of several layers of different timber. The top layer is chosen entirely for an attractive appearance. The sub-layers are used for stability and strength. These multiple sub-layers are arranged in a criss-cross pattern. The grain of one layer is set 90 degree to the grain in the next layer. This helps improve stability as any expansion in the floor material will not be one direction.

An ordinary piece of timber will expand when exposed to moisture and heat. This expansion will be across the grain. So if the grain runs north to south the expansion will be east and west. A timber floor should be installed to accommodate this inevitable expansion in changing conditions. gaps are left between boards and at the edge of the room to allow some expansion.

The engineered floorboards have much less expansion than solid timber. This is because the expansion inherent in one layer pulls in a different direction to the expansion in the next layer, because the grain run in a different direction. Nonetheless a small amount of expansion will occur.

Reducing expansion problems.

Many installers will insist on leaving the timber to acclimatize in the room for a few days before installing. This means the timber will expand or contract slightly according to the conditions of that particular room. If the room stays roughly under the same conditions the timber boards in the floor should stay roughly the same.

Of course thee will be at least some changes in weather conditions, so the floor will expand and contract slightly. Engineered floors will only suffer slight changes compared to solid timber, but we must still make allowances for this.

We should leave a gap around the edge of the floor to allow expansion. This gap is covered by the skirting board. A 2 cm gap is usually fine.

Individuals floor boards are fairly straight, but never perfectly straight. So the installer should try and match each board so that it fits with the neighboring board; the sides should be neatly parallel. Installers should also leave some slight gap between boards to accommodate expansion. The tongue-and-groove edges on the boards that lock the floor together means the gap will not be deep, not decend to underneath the floor.

Engineered Timber Flooring Perth

Whether floating or fixed to the sub-floor the engineered timber floor will be relatively stable if installed correctly. Using air-conditioning and humidity control will allow the conditions in the house, the temperature and humidity of the air, to be stable, which greatly helps the floor to stay neat and flat.

Laminate Flooring Perth

Laminate in the Bathroom

Bathroom Floor Tile Perth

Because bathrooms are inevitably wet areas we have to choose a flooring material that will handle these wet conditions. For may years this meant that bathrooms had tiled floors, or occasionally cement or stone. But in some cases it is possible to use laminate flooring for some bathrooms.

Laminate Flooring Perth

Laminate flooring material has 4 layers. The main Central layer provides stability. The Layer on top of this has a printed appearance, looking like timber, stone or tiles. The very top layer is clear, and provides protection against scratches. There is also a thin base layer to protect against moisture seeping in underneath.

Separate Toilets

Many of us have a separate bathroom and toilet. The room with the toilet may include a small sink. These rooms are often do quite well with laminate flooring because there is rarely any water on the floor, and no steam from a shower or bathtub. Laminate is fine in these moderately dry conditions.

Private Bathrooms/En-suites

Some modern houses have a small bathroom only used by one or two people, like an en-suite off the main bedroom. If the owner is meticulous about keep in the bathroom clean and dry then it is possible to use laminate in this space and not suffer any moisture problems.
We recommend exhaust fans, dehumidifiers and bathmats to reduce moisture in the air.

When it comes to water on the floor the weak point for laminate is the gaps between floorboards. Water can seep into the tiniest of gaps. This can be eliminated by sealing the seams between boards, providing an invisible barrier to the water.

All bathrooms should have a cement sub-floor, which is completely waterproof. If laminate is damaged by water, (perhaps due to a flood or serious pluming fault) it is not to expensive to replace the laminate. The water will not cause any appreciable damage to the rest of the building.

Laminate floors do require underlay. We strongly recommend waterproof underlay for bathrooms which will greatly reduce moisture issues.

It is also possible to combine tiles with laminate. we can use tiles around the perimeter of the shower and bath and use laminate for the rest of the floor. White tiles and timber style laminate can make an attractive combination.

Wear and Tear
Laminate usually has a life expectancy of 10 to 20 years; it wears away as people walk on it. But laminate will last much longer in a bathroom because there will be fewer people using the space. Laminate will easily last for decades is a small, occasionally used room.

Timber Flooring Perth

Modern flooring materials provide more decor options than ever before. And while we would not recommend timber for a bathroom we can use laminate or tiles that replicate the appearance of timber. This allows for some very stylish, very modern bathroom designs.

Engineered Timber Flooring Perth

Engineered Timber Flooring Perth

Engineered Timber Flooring Perth

Solid timber was once the definitive flooring material. And while it remains popular there are other way to achieve a similar look to hardwood flooring, at a much lower cost. Laminate is one option, probably the cheapest. This uses a facsimile image of a wooden surface on a synthetic background. A better option is engineered flooring. This uses real timber, keeping the appearance of more expensive hardwood.

Engineered timber uses a thin veneer of attractive, expensive wood over a plain timber board. This means the floor surface is legitimate hardwood. But as the underlying wood is a cheaper (yet stable) material, so the total cost is significantly reduced.

The top veneer layer of timber is pre-finished; it is sanded, and often stained and sealed. This makes it both ready for installation, and usable immediately after installation. You can walk on the floor as soon as it has been installed, unlike hardwood which needs sanding, staining and sealing. (Some modern hardwood is now also pre-finished).

Advantages of Engineered Timber Flooring Perth

If there is a hardwood floor style that you like, then there is probably an equivalent engineered floor, with a veneer of the same timber on top.

The underlying material of engineered floors are usually high quality plywood. This is several layers of timber joined so that the grain in different layers runs at 90 degree angles. This provides exceptionally high stability and dimensional strength, one of the few things that solid hardwood lacks. So engineered flooring will tolerate any reasonable humidity, water and temperature conditions.

Because Engineered timber boards are pre-cut with tongue and groove edges they are a good option for DIY projects. they easily lock together.

Because of their stability they are a good option for underfloor heating. They are fine as a floating floor.

Disadvantages

Engineered wooden floors cannot be repeatedly sanded, or the veneers will be sanded away. They might be sanded one of twice. This is different to solid timber that can be re-sanded a dozen times.

Timber Flooring Perth

Engineered floors offer the best of both worlds – real timber finish at a moderate cost. Consider this in any situation where real timber is the decor style you are looking for.

Floor Tile Perth

Rectified Tiles

Tiles Perth

Tiles are almost always installed with spaces between them. This is necessary because the individual tiles are never perfectly identical. The space accommodates the slight size and shape difference between tiles. The exception to this is rectified tiles.

Standard tiles are laid with 2-3 mm of grout between them. This compensates for the slight tile irregularity. In isolation the irregularity is impermeable. But the cumulative effect over an entire floor or wall looks very uneven.

Rectified tiles have their edges very tightly trimmed, greatly reducing their imperfections. A batch of rectified tiles will be very close to uniform. This allows them to fit together almost perfectly.

Rectified tiles are used for walls or occasionally floors designed to have an almost solid look, like marble slabs on old classic architecture. In practice there are still grout lines, but these are very much narrower than the grout of regular tiles, perhaps 1 mm. This gives an almost seamless looking surface where the grout lines are never dominant. It is similar to the way solid timber planks look on a floor.

Consider rectified tiles for a modern style, seamless walls of marble or stone. This is very effective for kitchens or bathrooms.

Steam Mops

‌‌Steam Mop Cleaning

Steam mops came on the market in about 2005. They effectively made some type of floor cleaning much quicker. They are convenient, clean well, and avoid any chemicals, relying on heat to remove dirt and decontaminate the floor.

Steam mops are a single self contained unit. They heat the water in their tank to beyond boiling point and apply the resulting steam to a soft mop pad. The intense heat is forced into the small spaces on the floor, where it kills 99% of bacteria and dust mites, while removing almost all stains and dust on the hard floor surface.

A steam mop is free from all chemicals, so it is healthy and environmentally friendly. They also leave minimal moisture on the floor, so it dries very quickly

Floor tile Perth
‌‌Steam mops are ideal for tiles. Ceramic and other hard tiles will work well with the heat and (mild) moisture of the steam cleaning. So the cleaning will be quick and effective.
With a steam mop there is no need to deal with a bucket of dirty water when cleaning the tiles.

Laminate flooring Perth

We probably should not use steam mops on laminate. There is too much risk of the heat damaging the laminate. Some low heat mops might be suitable, but it probably isn’t worth the risk.
Then again, laminate is easy to vacuum or sweep clean.

Timber flooring Perth
Timber floors probably shouldn’t be cleaned with a steam mop. Timber, especially is not sealed, will not take the heat and moisture very well. Timber floors, which are expensive, will tend to warp and buckle with moisture and steam.
Bamboo flooring Perth

Bamboo flooring should not be cleaned with a steam mop. The bamboo will tend to buckle and warp under the heat and moisture of a steam mop.

Tiles Perth

Sticky, Dirty Tiles

Sticky, Dirty Tiles

Tiles Perth
Tiles are a great option for bathrooms and anywhere that gets wet. They are hard wearing, last for years, and if they are damaged it is not too difficult to replace a few isolated tiles.

Under the wrong circumstances floor tiles can attract grime and dirt. This may even occur when the tiles are brand new. the tiles seem impossible to keep clean.

This cleaning problem is due to soap scum on the tile surface. This soap scum residue will cause everything to stick to the floor, even the lightest dust. Regular cleaning makes little difference- the floor just stay dirty. This is because we are just trying to remove soap scum with more soap.

Areas with hard water tend to have more problems with soap scum as the soap will not foam with hard water. This hard water will also leave minerals on the floor.

If we want clean tiled floors will need to remove the soap scum. Once this is done the tiles will stay clean with minimal effort.

Floor Tile Perth

To clean tiles with soap scum we need a solution that will break down the soap.

Try detergent mixed with vinegar. dilute this with hot water, and use a scrubbing brush to clean the tiled floor. Then mop the floor.
Try cleaning with a paste made from baking soda and vinegar. Leave this on the tiles for a few minutes, then use a scrubbing brush to clean the tiles. Mop the floor afterwards.
Commercial cleaners are available that will clean soap scum off tiles. Follow the instruction, though this usually means leaving the cleaner on the tiles for a few minutes before scrubbing and mopping.
A paste made from borax and water will remove soap scum. Clean with a stiff brush. Them Mop clean.
Water from a high pressure hose can be used to clean the tiles once the soap scum is removed.

After the soap scum is removed the tiles should look shiny again.
If you have not already done so, consider having the floor, the tiles and grout, sealed.

Bamboo flooring Perth

Bamboo Flooring Perth

Bamboo Flooring Perth

Bamboo has steadily become popular as a flooring material over the past generation. This is because it has many advantages, including a pleasing natural appearance and the ability to be processed to look like timber, or have synthetic colours. Best of all, it is moderately priced.

Growing Bamboo

Bamboo is also a sound ecological choice. Being a grass rather than a tree it is fast growing, reaching maturity in about 7 years. This means it can be harvested and used without having to wait a generation for regrowth, unlike timber which takes decades before it is ready to be used. It also does not need to be replanted each time; after harvesting it will start to regrow from the roots.
Appearance of bamboo

Bamboo, with minimal processing, has a pleasing look, rather like light colour timber. many homeowners are fond of this style of flooring. But bamboo can also be processed to look like dark timber, or processed to have unorthodox colours, like red, white or pale grey.

Caring for Bamboo Flooring

Bamboo is easy to clean. It can be simply swept or vacuumed.
Like almost any flooring material bamboo will discolour in strong sunlight. But this is also true of carpets, timber and most furniture. This can be easily prevented if we put UV screens/film on all windows. UV screens are a good idea in all homes, preventing sun damage and helping with heating/cooling costs.
Myths about Bamboo

Older styles of bamboo floor were prone to superficial scratching, even as the main body of the material was extremely strong. This should not be an issue if the bamboo is given a hard protective coating.

Consider bamboo for your home.

Loose Lay Vinyl Plank

Loose Lay Vinyl Plank

Vinyl Plank flooring is ideal for adding a floating floor. Laminate is also good for this type of renovation.

Most flooring requires professional installation. But Floating floors are installed above an existing floor. This is not too difficult for a home handy person who already has some building experience. The floating floor is not attached to the main floor. the pieces of a floating floor lock into place above the underlying surface. There is no glue or nails involved. Often there is underlay between the floating floor and the main floor beneath.

A floating floor allows you to have the type of floor decor you want, without removing the existing floor. This is a good option if the renovation is only meant to last for a few years; you might want this floor in a child’s bedroom or play area. Floating floors had an advantage in providing acoustic and thermal isolation. The extra layer of flooring (with underlay) allows the room to retain heat, or stay cooler in summer. And sound inside this room will be dampened, and not be too loud in adjacent rooms.
